Subject:        Minutes of Board of Directors, May 27, 2004

 A quorum of directors being present, President Colleen Scalzo called the meeting to order at 7:06 p.m. at the Bristol Management Office. Directors present: C. Scalzo, J. Randazzo, and R. Thomas. and P. René. L. Coffey was absent.  Carolynne Casale was present representing Bristol Management Services.

 Motion made by J. Randazzo to suspend agenda to hear homeowner comments and questions.

Second by P.René, passed unanimously.

 After discussion, The Board of Directors entered into executive session to discuss committee personal problems.  The session began at 7:25 pm and ended at 8:12 pm.

 J. Randazzo moved to return to the agenda, Second by R. Thomas, passed unanimously.

 J. Randazzo moved to approve the minutes as corrected, Second by P. René, passed unanimously.

 FINANCIAL REPORT:   P.René stated that the financial report is attached and that Irrigation items were being watched closely.

 ACC REPORT:  J. Randazzo moved to deny the request made by 101 East Hampton Way.

Second by R. Thomas, Passed unanimously.

 P.René moved to deny request of 296 South Hampton Dr.  Second by C. Scalzo, passed unanimously.

 J. Randazzo moved to deny the request of 241 Sussex Rd. Second by P. René, passed unanimously.

 SECRETARY REPORT:  There was no correspondence to the Board.

 Management Report: The manager’s full report is attached to the minutes.

J. Randazzo moved to have a letter of clarification sent to homeowners concerning the raised concrete and that such letter is included with the July billing of the Maintenance Fee.

 J. Randazzo moved to postpone the collection of the $100.00 penalty for ACC requests and that such fine begin being imposed as of July 1, 2004 after notice has been issued with the billing of the July billing.  Second C. Scalzo, passed unanimously.

 OLD BUSINESS: Comments from those homeowners in attendance.

NEW BUSINESS:  P. René moved to appoint J Randazzo to the ACC.  Second by C. Scalzo

Yes: P. René, C. Scalzo and R. Thomas, Abstain: J. Randazzo

 ADJOURNMENT:  Motion to adjourn C. Scalzo at 9:35 PM, Second by P. René, Passed Unanimously.  The Board adjourned to executive session to discuss a legal matter.
