Subject:        Minutes of Board of Directors, February 27, 2003

 

A quorum of directors being present, Secretary J. Randazzo called the meeting to order at 7:08 p.m. at the Bristol Management Office. Directors present: J. Randazzo, C, Scalzo and P. René.  President T. Holloway arrived at 7:12 pm.  G. Litinski was absent. Byron Goin was present representing Bristol Management Services.

 Motion by P. René to suspend agenda to hear homeowner comments. Second C. Scalzo, passed unanimously.

The majority of comments concerned the cost of painting homes this year.  It was explained to the audience that the painting bids had not been received yet and that the painting would include the gutters and downspouts as well as the garage and front doors.

 At 7:54, J Randazzo moved to end homeowner comments and return to the agenda. Second, P. René, passed unanimously.

 FINANCIAL REPORT: Report included in manager’s package.  .

 P. René, Treasurer, reported that all funds are being allocated appropriately.

 J. Randazzo moved to pursue foreclosure of Lot 1335.  Second T. Holloway.

Yes, J Randazzo, T. Holloway, and C. Scalzo;  No, P. René.

 J. Randazzo moved to accept the non-revolving Line of Credit from Enterprise National Bank.

P. René seconded, past unanimously.

 ACC REPORT:  C. Godfrey stated that there was only on application presented to the ACC.

It was approved.

 SECRETARY REPORT:  Secretary Randazzo stated there was no correspondence.

 Management Report: The managers full report is attached to the minutes.

 J. Randazzo moved to accept the bid from Conceptual Design for the new entrance signs and that reserve funds be used to purchase these signs.

 OLD BUSINESS:  P. René moved to continue the current home colors as a choice for those specific homes as well as one other option per color.  For example, Peach would have one other option available, Yellow would have only one other option and so on.  In essence, a homeowner could choose to keep the current color of their home or the one alternative for that color.

Second J. Randazzo.  Yes: P. René, T. Holloway and J. Randazzo.  No: C. Scalzo.

 NEW BUSINESS:  No New Business was discussed.

 ADJOURNMENT:  Motion to adjourn by J. Randazzo at 9:30PM, seconded by T. Holloway, Passed Unanimously.
