Subject:        Minutes of Board of Directors, April 24, 2003

 A quorum of directors being present, President Troy Holloway called the  meeting to order at 7:01 p.m. at the Bristol Management Office. Directors present: T. Holloway, J. Randazzo, P. René, Lisa Coffey and C. Scalzo. Byron Goin was present representing Bristol Management Services.

 Motion made by J. Randazzo to approve minutes of March 20, 2003 as read.  Seconded by C. Scalzo, Passed unanimously.

 T. Holloway Moved to accept the minutes of the special meeting on April 2, 2003. Second by C. Scalzo, yes: T Holloway, P. René, C. Scalzo and Lisa Coffey, Abstain, J Randazzo.

 The agenda was suspended for homeowner comments.  Most comments and discussion revolved around the upcoming painting of the homes.

 FINANCIAL REPORT: Report included in manager’s package.  .

 P. René, Treasurer, reported that all funds are being allocated appropriately.

 ACC REPORT:  There was no report from the ACC committee.

 SECRETARY REPORT:  Secretary Randazzo stated there was no correspondence.

Management Report: The manager’s full report is attached to the minutes.

The manager noted that the irrigation pumps are in need of repair.

 OLD BUSINESS:  J. Randazzo moved to accept the bid of $6.75 per home to replace the house numbers on every home to be placed as part of the cost per painting homes. C. Scalzo seconded, passed unanimously.

 P. René moved to begin painting in phase 1 in reverse numerical order. Seconded by Lisa Coffey, passed unanimously.

 Discussion of Painting project procedure took place for over an hour.

 NEW BUSINESS:  No new business.

 ADJOURNMENT:  Motion to adjourn J. Randazzo at 9:44PM, seconded by C. Scalzo, Passed Unanimously.
