Subject:  Minutes of Board of Directors, June 27, 2002

A quorum of directors being present, Secretary Joseph Randazzo called the meeting to order at 7:02 p.m. at the First Church of Christ. Directors present: J. Randazzo, C. Scalzo. P.René and G. Litinski. Absent T. Holloway Jeff Green was present representing Bristol Management Services.

Motion by C. Scalzo to approve Minutes of May 23, 2002 as read, seconded by P. René Passed unanimously.

Scott Fay of Treasure Coast Irrigation attended the meeting as invited by the board to discuss problems with the pump and the irrigation system. It was determined through discussion that gauges to document the pressure in the pumps are adequate for our needs and would be better monitored. TCI would take responsibility for changing the paper rolls on the recorder. C. Scalzo moved to accept TCI as the monitor of the gauges, seconded by P. René, passed unanimously.

FINANCIAL REPORT: Report included in manger's package.

ACC REPORT: C. Godfrey reported that the extended committee has recommended

1. A Project Manager/Consultant to be hired at a cost of $30-$40/home or a cost of $11,850 - $15,800.
2. Roofs are cleaned within 90 prior to painting.
3. Color choices be included.
4. And that cost values and a workshop for bidding with the proposed consultant be scheduled.

C. Godfrey will supply Board members with information for that meeting.

There was discussion from the public about maintenance and personal issues.

SECRETARY REPORT: Secretary Randazzo stated there was correspondence FROM VENDERS WISHING TO DO BUSINESS WITH The Hampton at Maplewood.

Management Report: The managers full report is attached to the minutes. The Appeals Committee can not be held liable unless they commit personal harm to a owner.

C. Scalzo moved to allocate funds from reserves not to exceed $10,000 for the landscaping of the Phase II entrance. Seconded by P. René, passed unanimously.

OLD BUSINESS: None took place

NEW BUSINESS: No new business

ADJOURNMENT: Motion to adjourn by P. René at 9:43 PM, seconded by C. Scalzo, Passed Unanimously.
