Subject:        Minutes of Board of Directors, December 17, 2002

A quorum of directors being present, President Troy Holloway called the meeting to order at 7:03 p.m. at the Bristol Management Office. Directors present: T. Holloway, J. Randazzo, C Scalzo, G. Litinski, and P. René.  G. Litinski was absent. Byron Goin was present representing Bristol Management Services.

 Motion by J. Randazzo to approve Minutes of November 14, 2002 as read, seconded by C. Scalzo

Passed unanimously.

 FINANCIAL REPORT: Report included in manager’s package.  .

 P. René moved to make an equity transfer of $34,268 from operating funds to reserves.

Second: J. Randazzo, passed unanimously.

 ACC REPORT:  There was no report from the ACC committee.

 SECRETARY REPORT:  Secretary Randazzo stated there was one piece of correspondence.

A homeowner sent an article from the newspaper concerning the painting of homes.  The Board determined that it was in compliance of the law in reference to the article.

 Management Report: The managers full report is attached to the minutes.

OLD BUSINESS:  No old business was addressed.

 NEW BUSINESS:  P. René moved to approve the proposal from Ken’s Industrial Service for $1,685.40 for the screen and cleaning of the intake of the irrigation system.

Second: C. Scalzo, Passed Unanimously.

 J. Randazzo moved to approve the proposal by Treasure Coast Irrigation to create a zone along Pine Tree Trail. 

Second: G. Litinski, passed unanimously.

 C. Scalzo moved to accept the new procedure for violation warnings and towing.

Second:  T. Holloway.  Vote: yes, T. Holloway, J. Randazzo, C. Scalzo and G. Litinski. No, P. René

 P. René moved to approve the specs from Coatings Consultant Inc. as corrected.

Second. P. René, Passed Unanimously

P. René moved to approve areas to be painted as submitted by CCI as items #’s 1,2,3, & 5.

Second: C. Scalzo, Passed Unanimously.

ADJOURNMENT:  Motion to adjourn by J. Randazzo at 8:55PM, seconded by P. René, Passed Unanimously.
