Subject:  Minutes Minutes of Board of Directors, August 22, 2002

A quorum of directors being present, President Troy Holloway called the meeting to order at 7:02 p.m. at the First Church of Christ. Directors present: T. Holloway, J. Randazzo, P. René and G. Litinski. C Scalzo arrived at 7:11pm. Jeff Green was present representing Bristol Management Services.

Motion by J. Randazzo to approve Minutes of May 23, 2002 as read, seconded by P. René Passed unanimously.

There were several Homeowners that attended the meeting. Homeowner complaints about violations and sidewalks were heard.

FINANCIAL REPORT: Report included in manger's package. Motion by J. Randazzo: Allocate $25,000 from the surplus to line item "Plant, Shrubs and Lawn Replacement" of the budget. Second by C. Scalzo, passed unanimously.

ACC REPORT: C. Godfrey reported three applications and three approvals stating that all were standard approvals.

SECRETARY REPORT: Secretary Randazzo stated there was no correspondence.

Management Report: The managers full report is attached to the minutes.

OLD BUSINESS: 2003 painting of homes. Motion by J. Randazzo to seek more a detailed proposal from Coatings Consultants Inc. as presented at the July 25, 2002 meeting of the BOD, consistent with the composite pricing of Exhibit A attached. Second by C. Scalzo, passed unanimously.

Motion by J Randazzo: Allocate funds from the reserves to cover the cost of Coatings Consultants Inc. The cost will be replenished from the special assessment as collected. Second G. Litinski, passed unanimously.

Motion by J. Randazzo: Hire Coatings Consultants Inc. for items 1 and 2 of Description of Tasks in exhibit A not to exceed $3200. Second T. Holloway, passed unanimously.

NEW BUSINESS: No new business

ADJOURNMENT: Motion to adjourn by P. René at 9:15 PM, seconded by T. Holloway, Passed Unanimously.
