Subject: Minutes of Board of
Directors, October 25, 2001
A quorum of directors being present, President Troy
Holloway called the meeting to order at 7:03 p.m. at the First Church of
Christ. Directors present: T. Holloway, G. Litinski, P. René,
J. Randazzo, and C. Scalzo. Jeff Green was present representing Bristol
Management Services.
Motion by P. René to approve the minutes of September 27, 2001 as read,
Second by C. Scalzo
Passed unanimously.
HOMEOWNER ISSUES: Neighbors having a conflict of
privacy and decorative materials was brought before the board. After some
discussion, the parties left with suggestions by Board members and Pres.
Holloway as how to alleviate the problem.
Another Homeowner appeared before the board to state some observations
he has made about our community. These were taken under advisement.
ACC REPORT: C. Godfrey, Chairperson, stated that
there was no real report.
FINANCIAL REPORT: P. René discussed some legal
matters pertaining to Maintenance Fees that are uncollected. J. Green also
stated that he was seeking some funds from a foreclosed property.
J. Randazzo moved to approve the 2002 Budget as presented, Seconded by
C. Scalzo. Passed Unanimously.
P. René moved to litigate the Hart Property subject to research of Taxes
owed, with a confirmation vote by e-mail from the Board. Seconded by J.
Randazzo. Passed unanimously.
SECRETARY REPORT: Secretary Randazzo stated there
was no correspondence.
Management Report: The managers full report is
attached to the minutes.
Fountains are all in place and running.
J. Randazzo moved to accept the bid by Tarts Artistic Concrete to clean
the sidewalks and roadside gutters. Price is $12,000. Seconded by C.
Scalzo, passed unanimously.
J. Randazzo moved to accept bid for a Hamptons Website created and
maintained by Kitty Waldron. This motion will be confirmed by October 30,
2001 to President Holloway. P. René seconded, passed unanimously.
Discussion by the Board concerning the ACC Committee and the
possibility of meeting with them took place.
NEW BUSINESS: Motion by G. Litinski to rescind
fines incurred by Chunho Kim due to the painting of the roof without ACC
approval. Seconded by C. Scalzo. Yes, G. Litinski. No, T. Holloway, J.
Randazzo, P. René and C. Scalzo. The prevailing side of the question felt
it inappropriate at this time to consider.
ADJOURNMENT: Motion by J. Randazzo to adjourn
second by T. Holloway. Meeting adjourned at 10:10pm.
