Subject:  Minutes of Board of Directors, October 12, 2000

A quorum of directors being present, the meeting was called to order at 7:00 p.m. at the First Church of Christ by President~ Troy Holloway. Directors present: T. Holloway, C. Scalzo, and J. Randazzo. and G. Litinski. Jeff Green was present representing Bristol Management services.

Minutes of the August 24, 2000 meeting were accepted.

Motion to approve by J. Randazzo, second by C. Scalzo, passed unanimously

A.C.C Report: Six homeowners' requests were made and approved by the committee.

Management Report: Jeff Green, Property Managers Report is part of the package.
An update of the preserve was presented and that the lakes were all full with the fountains fully operational again.

Financial Report: Due to a previous commitment P. René was unable to attend the meeting and asked the secretary to present the proposed 2001 budget with adjustments with new costs. The new budget increased the Maintenance fee to $310/qtr. per unit. This also contained continued spending from the reserves on projects the HOA has committed to but was not replacing.

J. Randazzo moved that the fee be increased by $5.00/qtr earmarked for placement to the reserves as the beginning of replacement. Second by C. Scalzo, approved unanimously.

Secretary's Report: Secretary Joe Randazzo reported that there was no Board correspondence this month.
